Job description
Roles & Responsibilities
1. Oversee the online application process for non-agricultural land acquisition, ensuring compliance with relevant regulations and timely submission of required documents.
2. Coordinate with the Sub-Registrar's Office (SRO) to obtain index copies and procure certified sale deeds for land transactions, maintaining accurate records of all documentation.
3. Liaise with the PGVCL (Paschim Gujarat Vij Company Limited) electrical department to facilitate new LT (Low Tension) connections and manage the process of changing names on existing connections.
4. Conduct comprehensive investigations into the title of land for both agricultural and non-agricultural purposes, verifying ownership and legal compliance.
5. Address right-of-way issues by coordinating with villagers, local bodies, and other stakeholders, negotiating solutions to ensure smooth land acquisition processes.
6. Provide guidance and support to the company's legal team in drafting applications, replies to notices, and other correspondence related to land matters, ensuring accuracy and compliance with legal standards.
7. Proactively engage in negotiations and counseling sessions with farmers and landowners to resolve disputes and disagreements, fostering positive relationships and mitigating conflicts.
8. Collaborate with external legal advisors and provide timely assistance to management in seeking legal opinions related to land purchasing or dealing activities, ensuring informed decision-making.
9. Maintain strong relationships with government offices including Tahsildar, Deputy Collector, Police Department, Road and Building Department, Talatis, Gram Panchayat, PGVCL, Sardar Sarovar Narmada Nigam Ltd, Deendayal Port Authority (DPT), and SRC (Sindhu Resettlement Corporation).
10. Stay abreast of relevant laws, regulations, and industry best practices pertaining to land acquisition and liaisoning, and implement necessary changes to ensure compliance and efficiency.
11. Regularly handle court appearance and depositions and provide status report to the management.
12. Should have handled the project from Land Acquisition to NA to taking all permission.
13. Should have knowledge about GDCIR roles.
14. Liasoining with Development Authorities, Calculation of all Taxes, Timely Payment Property Tax and Municipal Taxes.
15. Land Acquisition Process Management
- Percentage of non-agricultural land acquisition applications submitted accurately and on time.
- Average time taken to obtain index copies and certified sale deeds from the Sub-Registrar's Office (SRO).
16. Coordination with Stakeholders
- Frequency of coordination meetings held with the PGVCL electrical department for LT connection processes.
- Number of successful resolutions achieved in right-of-way issues through coordination with villagers and local bodies.
17. Title Investigation and Compliance
- Accuracy rate of title investigations conducted for agricultural and non-agricultural land.
- Percentage of land transactions compliant with relevant legal regulations and requirements.
18. Legal Compliance and Advisory Support
- Frequency of seeking legal opinions from external advisors in land purchasing or dealing activities.
- Timeliness and accuracy of legal compliance documentation maintained.
