- Support the CEO in coordinating all activities leading to existing and new centers – with malls and landlords including but not limited to space finalization, legal agreements/registration, layout fit-out approvals etc, purchase/replenishment planning & execution of center renovation/new fit-outs
- This role involves continuous touch with existing and new mall owners/managers for creation, execution and tracking of site acquisitions and productive relationships by extracting best terms
- Devise and execute at All India level at least 2 effective new center site closures per month – with monthly revenues of above Rs. 1 crore each across Games F&B and Banquets/Parties thru 12k sq.ft
- Ensure center requirements of regulations like Liquor License, Games Premises licenses, FSSAI and others, as well as operational requirements like marketing – advertising boards, signages – timing of events, late night/early am etc. especially for established metros, mini-metros & upcoming cities.
In the current rapid growth situation, this role is expected to be very flexible between mall relationships, business development & execution of aggressive center site acquisitions plans in a dynamic and volatile situation without any straitjacketed working approach.
· Executing required site acquisition strategies for new centers with landlord/mall owners on time
· Adjacencies at site with Food Court, Retail Multiplex, other FEC/Sports attractions to ensure our gaming format attracts maximum nos. of HIG/HNI target segment footfalls and achieve budgets.
· Space requirements of games – sizing for bowling, bar restaurant as well as noise cancellation etc
· Equipment storage requirements interim – storage and transport to the center using lift/crane/etc
· Possess excellent / good relationships with KMP of leading mall developers/property consultants
· Excellent coordination with ground level intelligence of real-estate progress – footfalls and ticket size.
· Ensuring terms and conditions are commensurate with strategic & operational requirements of
· The business of running gaming, F&B and social/corporate parties – including time of opening/closing
· Track/report key property metrics to reduce fit-out downtime/cost/expenses & incremental revenue
· Ensuring rental, revenue share, CAM, electricity/water & other infra requirements as per Operations
·Monitor and forecast upcoming hubs of retail gaming F&B & other hangouts to ensure we are present
· Youth – including students and early teens, also young working population-commercial premises
· Track new large mixed-use projects for both residential/commercial mix to ensure sustained revenues
· Growth oriented approach-ensure proper traffic patterns for customer footfalls - weekdays/weekends.
· Creating and generation proper trackers, MIS reports for TIMELY management decision making
· Diligent maintenance of documentation for effective mall approvals & meeting audit/RP/NCLT norms.
· Proven expertise overseas practices in real estate – loading/carpet – low-high side AC/Electric/Gas etc.
Working in dynamic, aggressive and uncertain environment – ability to manage peers and superiors.
Educational Qualifications & Experience
Graduate in any discipline with at least 10-12 years experience in handling business development, expansion and mall relationships with leading retail/sports/gaming companies and orientation to perform against obstacles/restrictions posed by company situation. Past experience in delivering results as per key real estate development and business potential in key metros/mini metros – and required metrics at All India level. Ability to gather and analyse data and to work with figures under pressure of constant/regular reporting.
Desired: Basic Knowledge of Real Estate/Business trends and construction/expansion activity metrics with proficiency in using/understanding data with all technology/ tools for analysis and executing aggressive expansion plans in premium catchments / Cities for Games – F&B – Parties (Social & Corporates).
