Must have a strong personality with good communication skills ensuring the smooth operation and maintenance of the residential complex.
Job Location – Attibele, Sarjapur Road. Bangalore. Candidates staying nearby to the location will be preferred.
Key responsibilities for this role:
Maintenance Management: Overseeing the maintenance of the entire apartment complex, including common areas, facilities, and individual units. This involves scheduling regular inspections, repairs, and ensuring that maintenance tasks are completed promptly and efficiently.
Vendor Management: Hiring and managing vendors and contractors for various services such as cleaning, landscaping, security, and repairs. Negotiating contracts, ensuring compliance with safety regulations, and maintaining good relationships with vendors are essential aspects of this responsibility.
Budgeting and Financial Management: Developing and managing the annual budget for the apartment complex, including expenses for maintenance, utilities, repairs, and capital improvements. Tracking expenses, identifying cost-saving opportunities, and ensuring that expenditures remain within budgetary constraints are critical tasks.
Tenant Relations: Serving as a point of contact for residents regarding maintenance requests, complaints, and inquiries. Addressing tenant concerns promptly and professionally, fostering positive relationships with residents, and ensuring high levels of tenant satisfaction are important for tenant retention and community harmony.
Security and Safety: Implementing and enforcing security measures to ensure the safety of residents and the property. This may include installing and maintaining security systems, coordinating with law enforcement agencies, and developing emergency response plans.
Regulatory Compliance: Ensuring compliance with local, state, and federal regulations pertaining to building codes, safety standards, fair housing laws, and environmental regulations. Staying informed about relevant laws and regulations and implementing necessary measures to maintain compliance is essential.
Property Inspections: Conducting regular inspections of the property to identify maintenance issues, safety hazards, and areas requiring improvement. Developing and implementing preventative maintenance programs to address issues proactively and minimize costly repairs.
Amenities Management: Managing amenities such as swimming pools, fitness centers, recreational areas, and parking facilities. Ensuring that these amenities are well-maintained, clean, and safe for residents to use.
Community Engagement: Organizing community events, activities, and initiatives to foster a sense of belonging and community among residents. Encouraging resident participation and engagement in community activities can contribute to a positive living environment.
Administrative Duties: Handling administrative tasks such as maintaining records, preparing reports for property owners or management companies, and overseeing leasing and rental processes.
